#1 in Regions
Both Forum Liberec and Forum Ústí nad Labem are the dominant retail destinations in their respective regions - the Liberecký and Ústecký kraj - with no comparable competing scheme in either catchment.
CBRE is pleased to present a compelling dual-asset retail investment opportunity in the Czech Republic. On behalf of NEPI Rockcastle, we introduce the Forum Ústí nad Labem & Forum Liberec - two dominant shopping centres anchoring the retail markets of the Ústecký and Liberecký regions. The Portfolio offers approximately 70,400 sqm of combined retail GLA across the two assets, with a blended occupancy rate of 98%. The centres benefit from strong and diversified tenant line-ups anchored by nationally recognised brands including Cinema City, H&M, Albert, Tesco, Sportisimo and C&A. Project Amber represents a rare opportunity to acquire scale and exposure to two of the Czech Republic's most established cities, underpinned by stable long-term income.
Six reasons to acquire the Forum Portfolio.
Both Forum Liberec and Forum Ústí nad Labem are the dominant retail destinations in their respective regions - the Liberecký and Ústecký kraj - with no comparable competing scheme in either catchment.
Both assets have delivered consistent footfall and rental income under NEPI Rockcastle's institutional management. Stable NOI, diversified tenant mix and strong lease covenants underpin long-term income security.
Blended occupancy of 98% across the portfolio reflects the irreplaceable nature of both assets and the strength of demand from national and international retailers for space in these dominant centres.
Tenant line-ups anchored by Cinema City, H&M, Albert, Tesco, Sportisimo and C&A - internationally recognised names that drive footfall and provide long-term income certainty.
Approximately 20 million combined annual visitors - driven by strong transport connectivity, daily-needs anchors and leisure operators that generate repeat visits throughout the week.
Forum Liberec completed a comprehensive refurbishment in 2020, delivering a modernised shopping environment with upgraded common areas, new retail frontages and improved visitor amenities.
“Project Amber gives quick access to investors to consolidate regional presence through quality acquisition of two modern, well-maintained and professionally asset-managed shopping centers, serving as the leader of their respective geographies.”
